As Strata Manager, we work with the Body Corporate to help you achieve compliance to the Strata Titles Act (1998) TAS while looking at ways to maintain and improve your investment.
To help you achieve compliance Coast to Coast Strata services include:
- Undertake the accounts and book keeping work of the Strata Corporation
- Facilitate Annual General Meetings and the collection of levies
- Maintain the records of the Strata Corporation
- Provide insight to the Strata Members of their individual and collective requirements under the Act.
- Arrange Insurance and Replacement Insurance Valuations for the Building and Common Property
- Arrange maintenance on the common property
- Provide project management services
- Undertake regular site visits to inspect the property
- Travel to all properties or points of convenience at no extra costs
- Provide guidance on disputes between members
- Liaise with Lawyers on legal matters including requisitions for property sales
The role of a Strata Administrator is to assume control of the affairs of the strata in accordance with a delegation to resolve issues in a strata to ensure compliance. Coast to Coast Strata has experience in this field and can take on an administrator case to resolve issues relating to the Strata Scheme or within the Body Corporate and provide mediation where required.
Under S89 of the Strata Titles Act - Appointment of administrator
(1) The Supreme Court may, on application by an interested person, appoint an administrator of the body corporate's affairs for a fixed period, or until further order by the Court.
(2) An appointment may be made on terms and conditions that the Court thinks fit.
(3) The administrator is to be remunerated on a basis determined by the Court and the remuneration and expenses of the administrator are payable from the body corporate's funds.
(4) The administrator has the powers and functions of the body corporate (or such of those powers and functions as the Court may determine) to the exclusion of the powers and functions of the body corporate.
(5) The administrator may delegate powers conferred under this section.
(6) The Court may, on the application of an interested person, remove or replace the administrator.
(7) If a person is appointed, removed or replaced as an administrator, the person must, within 7 days, give the Recorder written notice of the appointment, removal or replacement

Did you know in a Strata Scheme a Body Corporate must hold an insurance policy over the buildings and common property?
The Strata Titles Act (1998) Tas requires a Body Corporate of a Strata Scheme to take out and maintain a policy of insurance for the buildings and any other improvements on the the property.
An insurance policy for a Body Corporate must cover;
- damage from fire, storm, tempest or explosion and any any other prescribed risks;
- costs incidental to the reinstatement or replacement of the buildings, including the cost of removing debris and the fees of architects and other professional advisers; and
- policy must provide for the reinstatement of the buildings and improvements to their condition when new.
As part of our service and to ensure you're meeting requirements of the Strata Titles Act (1998) Tas, through your Annual General Meetings of the Body Corporate you will be required to decide if your Strata Corporation is to have a Replacement Insurance Valuation to ascertain a replacement value.
